Information only, not an offer

Listings, prices, photos, floor plans and descriptions are provided for information. They come from owners, developers and partners, can change without notice and do not form an offer or a contract. Availability, final prices, taxes and fees are confirmed only in writing for a specific request. Images marked as visualisations are artistic impressions, not photographs of completed buildings.

Investment figures

Rental income, yield, occupancy and appreciation figures are projections supplied by third parties or estimates produced by our calculators. They are not guaranteed and are not financial, tax or legal advice. Property in Zanzibar is subject to specific rules for foreign buyers; always obtain independent legal, tax and financial advice and verify title, permits and contracts before paying any deposit.

Our role

Unless we state otherwise in writing, Essence Zanzibar acts as an intermediary that introduces you to properties, accommodation, tours and vehicles offered by third parties. The contract for a purchase, lease, stay, tour or rental is made between you and that provider, under its own terms.

Bookings and requests

Requests sent through the site, email or WhatsApp are not confirmed bookings. A booking is confirmed only when you receive written confirmation with the price, conditions and payment instructions.

Liability

We take care to keep the site accurate and available, but we cannot guarantee that all information is complete, current or error-free, or that the site will always be online. To the extent permitted by law, we are not liable for losses arising from reliance on information on the site or from the services of third-party providers. Nothing in these terms limits rights you have under consumer law that cannot be excluded.

Texts, photos and design on this site belong to Essence Zanzibar or to the owners who supplied them and may not be copied for commercial use without permission.
