How buying land with Essence works

1. Confidentiality agreement. We sign an NDA before sharing plot details and owner information.
2. Viewings with us. We take you to see every plot in person.
3. Documents. Once you choose a plot, we collect the owner's documents for the land.
4. Price locked. A contract with the owner fixes the price for 2 to 3 months while the checks are carried out.
5. Escrow deposit. Your deposit, agreed case by case, is held in an escrow account. It is not paid to the seller.
6. Due diligence. The land and every document are fully verified.
7. Transfer. Only when everything is in order do we proceed with the transfer.

Foreign buyers acquire land rights through legally recognised structures, generally leasehold. The right structure depends on the plot and on your project, and it is checked during due diligence.

Why buying alone often goes wrong

Many buyers who go it alone skip important steps that nobody tells them about:

• They deal directly with an owner without knowing who really holds the rights to the land.
• They receive documents that are incomplete or not suitable for a foreign buyer.
• The plot itself is not checked properly: boundaries, access and what can actually be built.
• They rely on local "land finders" who know the plots but not the law, and the rules for foreigners are different from the rules for locals.
